Are their listings detailed with good-quality photos?

I am told that it is more expensive for sellers to accept VA offers because of Termite inspections and repairs and many other costs.

I would love to scoop up a turnkey cabin at a discount :) I have bought probably 25 props through auction . com auctions  ( mainly Vegas) highly competitive anytime they start the opening bid so low it brings out a lot of bidders.

:) I also have an amazing, local lender connection that offers hard money, DSCR, and other investment loans.

I can’t invest in Orlando anymore since prices are too high compared to rent.

A lot of sellers who offer this kind of deal know full well that the tenant is VERY unlikely to correct their situation and be able to get a loan to close the deal even 2 years later.

Atlanta has a high entry point and the antiquated houses that will make for those great investments with the 150K+ deal spreads are largely controlled by the wholesalers. 

It's so contentious that even if I offered her 10k more than net, she'd tell the court to sell them, just because she knows it would hurt me.Anyone ever been through this it have advice?

Learn the basics of financials in RE, build a strong team on the ground, understand the ins and outs of RE and what market your in, understand how to actually flip the home and what strategy you are doing (Highly recommend the BRRR) as holding homes is where the money is made.REAL ESTATE IS NOT EASY!!!

I see a lot of jobs that I could get with a real estate license other than just working as an agent under a brokerage - such as: transaction coordinator, assistant to a high producing agent, etc.
