Since I'd ideally like to hang out at his office to be in the middle of things, I will tell him that I will work for nothing on his deals and do whatever I can to help him out in return for education but if I find a deal that I can bring to the table, I will ask for a percentage.

You may even find an investor who is a broker and you can get place to "hang your license" and an investing mentor all in one swoop.

@Gregory Jimison it is against the law for us not to post them in sight visible from the road (this is comical sometimes if house sits back a long way) so everyone hangs it in front window and calls it that.

It it was me, I'd go for low hanging fruit, pay off loan, then add 20K and refi the SFR.

I'd say the only way to really reduce the anxiety is to not hang a lot of hopes on each individual deal.

Our Realtor has concerns with the trees as some of them hang over the house and tree work gets expensive quickly.

Still trying to get the hang of it.

To second what @Jeremy Jackson said, my #1 priority is serving in the Air Force, then comes real estate, hanging out with friends, etc.

It's a highly sought after area of town and most people hang onto homes in this area or build new homes on the property they own.
