Perhaps I misjudged some comments and their motive but my only point to @Emily K. was don't give up and yes you can do it.The only reason I even mentioned me owning property was not to say I know more than someone else, rather it was to lend credibility to my argument that people who own property and do STR also do arbitrage and it does in fact work (at least for me). 

Hi April, sounds like you got an agent who is not meeting your level of motivation to buy or understand what you want.

So two weeks ago I bought about 250 leads for potential motivated sellers so far I’m on lead number 93.

Dee -What makes you think these are motivated sellers?

The Rich Dad stuff is just motivational BS, this might move you to action, but does not give you the information you need to put deals together or even understand many of the basics.

THIS is one  of the VERY few examples where DMM is a good choice.If you have a list of properties that for your own reasons you think they are motivated then yes, send DMM.Here are a few tips.I would NEVER do hand written.

Then you’ll want to Identify and understand specific markets you want to target and then work on building a list of potential motivated sellers and work on various marketing tactics like direct Mail, cold calling, etc.

I am more motivated now to keep pushing forward.

Usually, the owners are not as motivated as single family owners since most have income still coming in.In regards to larger properties.

If you want this to work you need to focus on credibility.See, it is not about reaching motivated seller leads, .. it is about them reaching YOU.And that is the easiest part... believe it or not.The hardest part is them becoming convinced you are the one and only obvious choice.That is where you will not just make "deals".. you will make continuous deals effortlessly.So that said, let me ask you this...what is your web presence like?
