I do have multiple income sources; rentals took over as the largest about 5 or 6 years ago, just a few years before I retired from a career in military/local government.

Or if you were somehow able to look at markets outside the US where local real estate markets are much less transparent.

Joining your local real estate investors association (REIA) offers an excellent avenue for such networking.

🗺️Where to find off-market properties:- InvestorLift and any other wholesale aggregator- Make connections with local wholesalers at REI meetups or on Bigger Pockets- Most investor-focused brokers are plugged in with wholesalers and do their own monthly direct-mail campaigns and cold-calling.

Maybe a giftcard to a local restaurant or just about anything.

The Airbnb calculator estimated higher returns than in most places I've looked, as did local property managers.

Find a few GC's local to the market you're interested in.
