Hey, I own 3/1 single family in South Jersey (C area) ARV about 100kI am thinking of offering seller financing.Anybody doing it in New Jersey?

Obviously I understand you have to "live" in one unit But if business is registered in say New Jersey as well as license can I get the hacked property in say Indiana? 

I am 17 right now and I am interested in obtaining a real estate license from the state of New Jersey once I turn 18.

Have an opportunity to purchase my first multi-family property off-market in a highly sought after area in northern New Jersey. 

I live in New Jersey and will give the tenant the interest, I just want to do them a solid.

I'm also interested in investing in South Jersey (Burlington, Willingboro, Delran areas).

Ive read up on New jersey landlor/tenant laws and truth in renting but im not clear if theres differences being the new owner.

Side note- I am also personally interested in this topic because I have unsuccessfully been trying to buy a second home in the Jersey shore for the past 2 years and hoping a correction might create a buying opportunity for me. 

As far as I know there are no rent control laws in Hawthorne, New Jersey.

Also, I am based out of Jersey City and would have preferred to buy a property closer to me, but the properties in this area are way out of my budget and do not seem to cashflow at all.
