Calgary is an undervalued market compared to the rest of Canada.It will catch up in time.

My husband lost his job,  my renters stopped paying rent and I went trough an Unlawful Detainer to get them out just in time for my husband to ask me for a divorce and asked me to leave my residence of 18 years.  

And we also decided since we can fix up and rent for 500 more a month why not and also her husb who is also on lease is not pleasant to deal with is rude and disrespectful he yells and screams he carries a gun that I guess he's licensed for but he like keeps it visible kind of like he's trying to intimidate us or he'll leave it  right by the front door when we walk in sp its im clear sight?

We moved from the west coast to Oklahoma City at one point in time.

We purchased at a sheriff sale and were pleasantly surprised to discover all of the original hardwoods under the carpet.

How do I also make this a smooth and more pleasant process for the tenant?

If my agent/PM ever says “We can go see it but you might not like it” it’s always been...well...not for me.So if you don’t think the area is for you at a macro-level I don’t think it’s likely that you’ll be “pleasantly surprised” in-person.It’s possibly but I wouldn’t say it’s likely...

Does anyone with intimate knowledge of the area have some thoughts - positive or negative - on whether it would be worth purchasing here with the rents being what they are?

At that point in time, you'll want as much cash flow as possible. 

As stated above, picture this as similar to what happened when landlord regs and rent control were first discussed/implemented in SanFran or LA... if you went back in time and had a property in SanFran then, would you wish you had sold it or wish you held on/bought more???
