From what I understand from Dave Fosters latest article and other previous reading, if your primary intent was to sell then it kicks any profit into the income tax brackets.

Also foster relationships with others so if something comes along when you are strapped for capital, you can still take it down with a partner.

Thanks for your responses @John A Murray and @Lynnette E.Lynnette, I've thought about the the neighborhood meeting, but my thought is that if someone is closed off enough that they won't even answer their door for a neighbor, they certainly won't go to a meeting where they would potentially interact with many people who they don't know or trust.

From my interaction with the developers of these spaces they are relatively affordable to build and are fulfilling the needs of their tenants. 

From the interactions I have had with the people at Buckingham I think that will be a great place to start out.
