I think too many people try to make reality fit their magic spreadsheet.

This tenant is a trouble maker, I don't want to go to serve notice by myself, is there any other way to send the lease termination notice?

We're supposed to be mavericks and risk takers; deal makers and not dream takers. haha  I say go for it if you find a good deal and you'll make it work.
