(I haven't bothered yet.)Since I typically make a new trust for each property it is not worth the hassle to get a tax ID or form a new corporation for each trust, especially when an existing corporation can be the beneficiary.My solution to the problem was to find a title company that will actually follow the trust as written, rather than violating the trust and insisting on payment in a manner contrary to the trust instructions. 

From my understanding the courses that are offered come with very detailed instructions on structuring deals and protecting yourself legally.

Your problem is your looking for some singular cookie-cutter hard-fast A-B-C 1-2-3 step by step instructions like building a Lego project.

I would be open to learning about DIY home improvement but not sure where I can get that instruction from. 

Also, might be a silly question but would I even owe anything (hidden costs to run a business?). 

If Hemlane would handle this for you, you are going to have to follow their instructions completely to avoid being liable for any issues that arise. 

What is their markup for maintenance/repairs/rehab and is it hidden or disclosed?

I also instruct them to protest the assessed values every year on all their properties whether or not the receive an increase.
