Property Manager Contract

I am currently negotiating term for first rental with property manager.  Is there specific things I need to ensure are in the contract?  He has also asked about what dollar amount in repairs he needs approval from me before moving forward.

How closely do you want to monitor repair issues in your rental unit?  A concern has recently been posted by a landlord that the contract approval number with their Property Manager is anything over $500 and that they are having several $250 to $300 charges being taken from the rent every month.

When I used Property Management any repair over $125 had to be approved by me.
