The tenant wants out, and you're willing to help with that, but not lose money because they changed their mind.

Run away from that area as fast as you can.

In between the speaker's there were short breaks and opportunities for the rest of the investors to mingle with each other and do some networking - in many cases this is were some of the real magic happens, as connections are formed and as we all know sometimes all it takes is one great connection to change everything.

I've been researching available properties on line and driving around town, but it's such a hot market here in the Dallas area I can't keep up with how fast the houses get pulled off market. 

None of them are fast - I've seen anything from 6 months to 18 months from the time you apply until you have a deed.

I'll be going for my Real Estate Sales Associate exam just as soon as my background check is complete (working to get the occupation changed to reflect that).

Get an agreement with them that they won't call the note by changing the name on the deed and you should be fine. 

It won't get you anywhere fast and icebreaking with fellow investors is good practice for dealing with sellers and buyers.Hope to see you at REIAofOakland.com:)
