You dont realize when you hire these unlicensed cheap guys , You ARE their employer , they get hurt , your workmans comp covers them .

So they will work harder to keep employed in the job or where ever. 

I would like to employ a combination of flipping and buy and hold and potentially dabble in some wholesaling.  

I strongly suggest focusing on the basic personal finance stuff, like finding gainful full time employment. 

She has just graduated from college in the U.S. on a student visa and is looking for full-time employment (her visa is valid for another 10 months). 

I have no regrets BUT if I would have waited until age 45-50 to build it, and instead would have taken my extra income to invest in rentals starting 20 years ago.........I would be employed for fun and not because I needed it.I would build my finances with a certain goal for age 45.........then reassess wants and desires. 

Check employment in depth for both.

Don't forget you will owe self-employment taxes as a result of being a professional. 

Although we will both be “retired” from public school employment, we will want to continue working.
