The property management company tries to take all the profit - you pay it a management fee and maintenance fees, anything reasonable, to make the corporation holding the property effectively making no money annually.

As a buyer, I would look at the competing properties and say $1,200 is right.Loss to Lease is effectively a measure of "opportunity to improve", so I love finding properties where the loss to lease is huge, not 2%.

Effectively this is what they said, "the land market trails the SFR market trends by about 6 months, don't buy the cheap land <5k sales price because those buyers dry up in economic hard times, the more expensive land 10k-50k sales price is the sweet spot because those are your more sophisticated buyers who have the funds to put their cash into land."
