If they are not approved I eat the cost of two months rent and file for eviction in January.

Very important to know because this often is not anticipated by developers and eats up developable acreage for the need of a detention pond.I dont have the experience to comment on your question about potential returns, lending, pro-forma, building expectations, etc. 

If the money order is lost in the mail, the tenant will have to eat that loss and send another.

How do you plan for these and does it eventually eat up all of your cash flow? 

Or eat the costs for a bit while it appreciates/rent grows as FL is a solid market. 

If someone is staying less than 7 days, there is a chance they may eat out more often, but someone staying 31+ days will likely want to cook as well as keep food/drinks in their rental area.
