I think you're on the right track with seller financing for 1 year until things cool over and can commence with the project. 

My tax lady has said that she has owned investment property before and has  Instructed me on how to track expenses.

However, since it took me some effort to track this thread down, I'm wondering why this is a requirement and why no seems to know what we're talking about.Thanks for the sanity check.

@Jordan Pothier I think the next 2 weeks will give a more clear picture of what is going on, however, I can tell you that I am tracking what's happening in the Kansas City market very closely.

My main advice would be to do your due diligence in verifying that your partner(s) and/or the sponsor is trustworthy & transparent, and that you feel confident in their contingencies, and also that they have a track record in getting their investors their money in a timely, professional fashion.
