Would it be worth it to deal with it not cash flowing for 5 years and then sell it?

Better yet is to buy well so you can pull as much of your own money out as soon as possible to replenish your reserves and have dry powder to put to work for the next deal.

Makes me wonder why more of them aren't making proper efforts to educate themselves on value and instead think that a house selling for say $250K is a great deal because it is much cheaper than houses where they are from.

Many of us, including myself, have faced losses with crumbling deals.

After rehab, I plan to refi and get all the $ out, pay everybody back (with some ROI), and hopefully have something left for me to do another deal. 

I started out with a smaller deal to reduce the overall risk just in case since I still wasn't 100% trusting.

My realtor is worth his weight in gold and works very hard when I have a deal going with him.

That being said, if it makes the deal make sense I'm definitely willing to take this on.

Thanks for the response but I'm not looking for a meetup or a networking get together, I am looking at a potential subto deal with an FHA loan and need a referral for a title company or otherwise who can service the transaction.

Just wanna get some info or insights to whomever has had the experience of dealing with these lenders?
