Make sure reimbursement time frame is clearly spelled out for all tenant charges with a cause on penalties and that rent payments are applied to outstanding charges first and then to rent.

@Bob Stevens....after the 5th, damn right there should be a late fee..... that will be enforced.Rent isn't officially late until after the 5th...so relax..... anything before that isnt LATE.....so chill out....thats what I was referring to
