I would rent to him and not bother with a co-signer since you already approved the other tenant.

If your PM doesn't care about the property as much as you, why would they bother with all these improvements?

For what it's worth, there a few minor code violations I see, but nothing unsafe so I'm not going to bother listing them unless you want me to.

Although apartments I always put into an LLC.I suppose I could add an item zero.   0) Nobody is going to bother suing you if you are broke. 

I'm a fan of IVV - S&P500 ETF fund as far as funds go.I prefer real estate bc I understand the dynamics at work better and have had way better success.If the mortgages aren't bothering you, keep them.  

This was the main point that bothered me about the syndication that I invested with. 

He is currently in a high density apartment and grew up in a little farm house with 6 siblings so living in shared spaces doesn't seem to bother him. 

We do pretty well in Illinois, but it requires attending nearly 100 auctions in a period of 3 months, in order to spread out around the auctions the big boys are too busy to bother with. 

When they see that you are only offering a 4% or less commission (2% split for the listing and selling brokers), they will NOT bother to show your property. 

You can offer the seller the caveat that you will not bother with any minor issues like most buyers do.
