I am interested in 3 beds with 1 or 2 baths. 

I always wanted to have rentals, and since I am buying a bigger home for my family, I thought its a great opportunity to start by renting my current house.Its a regular starter home 3 bed 2 bath about 1350 sqft normal in the areaI need Tips on how to go about this.How to  accurately calculate my house rent value?

I found a FSBO house in the upper class neighborhood 5,400 sqft 4 bed 3 bath, been trying to sell since mayThe neighborhood houses range from 450 - 550He is selling 400, he has pics, it looks out datedHave not analyze yet or did a walk throughIf this is a great deal and if I can talk the price down after my walk through or work out a deal with the home owner.

A bed a couple of dressers and scattered toys remain.  

I know that everyone involved in this type of business is very busy but if there are any of you that are hyped and devoted to what your doing I'm very interested in meeting with you.I usually get to bed early due to my soon to be X job.

It's a two bed 1.5 bath but the tub/shower is in the bath off the bedroom.
