And your  daughter sounds like she has some prettt awesome stuff going on 👍The size is still in the works but it will most likely be around 30-40 units and I would handle most everything onsite which would include rents and some owner issues.

I am sure the place is awesome. the numbers do not work. receiving 2000 in rent on a 250k purchase is terrible. that is below the 1% rule. you will not make anything on that buy. if nothing ever went wrong, ever, you may be splitting 200 in cash flow. would you spend 25% of 250k to possibly have the opportunity to make 100 per month. 

It sounds like you and your family have an awesome plan in the works there.

That's awesome, you should definitely sell or get a HELOC, you could easily buy few condos with 20% on each making a much higher ROI than leaving all the equity in the Hawaii property.
