I think any home warranty customer will say it sucks in some way.You really have to assess your property history and bet if anything is likely to break.

I think it would allow me to assess properties better, know if jobs are being done right, help me learn how to estimate total repair costs, know when something needs* to be done due to the former condition being dangerous and/or illegal, learn what health hazards to look for, and get first hand experience at what all is involved in construction.

@Anthony Jeffers, price per door seems to be a much more common value assessment, since most small properties are run by mom and pop operators, and therefore NOIs are all over the place.
