This makes it very difficult to analyze properties with potential because I can’t accurately estimate how much money I would need to put into a property compared to how much I could get out.

I think mini storage still has issues with over capacity, people need to be moving, not just losing jobs and staying put eviction free. analyze the deal on it's own merits, not some macro economic thesis. 

I had a question on presenting a deal I have analyzed, using BP's calculators of course, to a potential lender.

So when I am analyzing potential deals, if I am understanding correctly, likely my very first way of filtering out ones NOT worth investigating would be to compare the asking price to what the approximate value is on Zillow?

Do your research on the formulas that BRRRR investors and flippers use to analyze deals so you know what to look for and then start reaching out to homeowners that might be in distress and need to sell.
