[Calc Review] Help me analyze this deal

Hi BP Community,

I just analyzed this property today. When I originally reached out to the owners, they were planning to sell it to a relative, but the deal fell through yesterday. This property is recently renovated and is located near Lafayette Indiana. 

I'm mainly looking for a 12% cash on cash return. There also seems to be enough space to add some extra income sources to the property too.

Does this seem like a good deal? I'm a total newbie at this and I've never bought a property before. I'd appreciate any advice and guidance you can give me. I'm not pre-approved for a loan but I do have a really good credit score if that is any help to anyone.
