Your best bet on a fix and flip is to use a private money lender or a hard money lender.

So would you have to come up with private money in order to refinance the house if you were to move into another house?

@Parth PatelIf you officialy change your address to the mentioned property (on your driver's license) and you put and not have it look vacant (keep it somewhat furnished) you should be fine.

We used private money, but were able to get some financing from other land owners that joined the project as an assemblage.

Sooo I got it under contract, called buyers and the (only) one private investor I know about property and real estate agents.

HI Joel,My meetup group has exclusive private money lenders that do deals like this all the time.

For the 'passive part' we are just now working on structuring a couple of Private Investor deals where an outside investor could use *their* Self Directed Account to bring the down payments and partner with us doing *all* of the finding, purchasing, PM, etc... so their part would be totally passive.
