Again, that does not solve the issue of the grout on the tile edges (some will not pop off) but, you can get behind the drywall to pull off tiles too if you choose to take it that far.

The biggest issue here is that the seller understands your opinion of the value (so give them a CMA), and if they choose to sell it for significantly more or less than that, its certainly their prerogative to do so.

@Joseph Vu unless you need to refinance or sell you don't need it assessed you could raise the rent now if you so choose, the market will be the judge of whether you raise it too much or not, there is no valuation police.
