I started wholesaling with the goal of creating a machine that located discount real estate opportunities and allowed me to cherry pick the best deals for other strategies and wholesale everything else.

Interesting to hear your experience, I actually just switched to prop stream away from deal machine because I found the data in propstream to be superior.

The cost to rent those machines isn't much given how much it will save instead of doing mold remediation and just peace of mind of knowing you don't have mold growing.

If you power wash that 100% encapsulated house, you would (IMO) not be disturbing any LBP material.

I had a perspective tenant who I was just about ready to sign a lease with ask me to put in writing that if the washing machine broke I would pay for a laundry service until it was fixed.

Of course its best if you wash it down with warm beer that's been left sitting out as well.If you disappear from the forums at least we'll know why!

I don't think twice about replacing a washing machine for instance. ).
