In Boston, the single units (or I believe even brownstones, but I could be mixing something up) in the Symphony/Northeastern University area, for example, give cash flow of like <$200/m, and that was with me assuming property management, as BP teaches you.Hope this is a start.

I´ve been trying to sale one for 18 months but cuz a document that gov can´t issue I haven´t sold it, it is new almost 100% finished. it is located in a very danger neighborhood but in front of a University.

However, I should also mention that one of the advisors for this deal is an experienced syndicator who even came to do a talk here in a local university a while ago, and I was able to speak to him on the phone, he spoke favorably of the deal as well.
