@Chris Clothier  you have PRE GFC turn key and you have post  form my perspective and having started lending in 01 ish to 02 in turn key space.. those that were able to ride through the 08 to 2011 became stronger.. many showed their colors when things got tough and they bailed.. some reinvented themselves IE only selling for cash to IRA investors and or really going strong with the foreign buyers.. although we know a lot of them also abused terribly the foreign buyers as they simply did not understand the socio demographics of our markets. those that made it through and are still operating have taken the fix and flip for rental program to a new level..

Tenants crack them and then it's difficult to match the colors as they are changed so rapidly these days.

Definitely review the monthly statement with a fine tooth comb.

Also, unfortunately these properties are not mine.These properties would be good inspo for the wallpaper ideas or maybe even a little paint to add color and catch people's eye.

I am looking to install new countertops and have the cabinets painted a medium gray color. 

Dark colored tile with dark colored grout is best.

In terms of paint color- I tend to choose paints last based on the rest of the architectural finishes. 

The warm color makes the space look sunny and inviting.
