I have roughly 100k of dept between student loans, house remodel, and vehicle dept between 7-8.5%I wouldn’t be able to cash flow very well or at all with a cash out refi based on rates now.

We have kind of “flipped” 3 houses the past 2 years that we lived in and done some work to ourselves and now we have found our “forever home” that I will do a full remodel on room by room.We have already got under contract on a 1,100sq ft 3 bed 1 bath house right in front of our new home that once we get in there and see the damage done by previous tenant it may be worth our while to tear down and build a duplex.. still undecided..

Hi we are doing a gut remodel in north jersey, we are most of the construction since we general contractors, we have already gutted the house, the house used oil furnace, we have planned on replacing with gas furnace, and installing mini-spits, however now that everything is exposed do you guys recommend perhaps another solution.

Im kinda sick of the "oh so your becoming a slumlord" or "why do you wanna fix toilets", etc.. comments from friends and various people when they hear im investing in rental properties. its like an automatic stigma from people who dont invest in real estate or anything else for that matter beside go to their 9-5 day job.Im sure you guys get them too, whats your response when you get these annoying labels?

My advice is to never write create your own contract unless you are an attorney, have been to law school or have a lot of experience.Each state is specific in their contracts.Contracts are only toilet wipe until a problem occurs.
