In the winter, the temperature is going to vary greatly between the basement and second floor flats.

I think it's a great area that will probably just keep on going at a steady pace.  

Hey guys, I'm a new investor and have been looking for my 1st rental property for about a month now, I'm targeting an area of town that I'm familiar with, good schools, middle income families, lots of jobs, steady appreciation and neighborhoods that rent very fast. 

I'd also like to find something that doesn't need a whole lot of work up-front and would attract a more steady and reliable tenant base.  

I see a steady stream of monthly repair expenses ranging from $100-500/month, then there's one month with $9K and another with $3K, etc.

It's been hot, but not crazy hot, so 1 week is pretty reasonable, especially when they gave you a portable one to bring down the temperature a little. 

I might ad that doing STRs with 2, 3 or 4 houses is not going to cut it if you want a steady income.
