Are there probate attorney's that will disclose somehow properties that investment community can consider before they go to nest level of broker/realtors that will sell the traditional which can:   that can take longer and pose challenges of properties that need TLC, cosmetic issues, ect.

If you are looking to get cash now I would move forward with a delayed finance.If you are looking to pull out the most amount of money possible, I'd look at a cash out refinance.Another option would be to do a bridge delayed finance, pull out some cash now, then refinance again 6 months down the line when the seasoning period is up.I would love to connect and share some ideas as I am working a couple similar loans as is right now.

The property is extremely mismanaged and the tenants are quite undesirable. 12 of the units are affordable housing tenants and 5 of them are on a master lease with this company who lets the homeless community use the units.
