@Chrissy Arnold  EXACTLY  lots of Hat and NO cattle in this business.. that would be the first thing I would want to know what is there capacity to transact.. if they are trying to get you on the come ( the OP)  and drown you in futures.along with majority of their revenue has to be from making what in essence is real estate broker fees  IE wholesaling.Denver it is quite tight for inventory.. you would probably be better served to get a license and work for an established top producer on their team.. were you really get paid... now if this is a big well capitalized group and you know for sure they have many millions in cash and credit ready to rock then that's another thing.. but your position should be a paid for position if they have the wherewhithal to do this they should be able to easily afford you on salary and small bonus..  

I'm not quite sure you are going to find homes north of Poly Drive and west of Shilo that are going to fit your desired price range. 

This would allow me to quit my day job and focus more on growing my handyman business which I run part time and achieve my goal of farming full time here in CA.

We have an investment mortgage on the property in our names but will do a quit claim deed once the LLC is setup.

Yet there’s some things I still don’t quite understand.

I'm still a newbie and have quite a bit to learn, but I am targeting investment opportunities in the Minneapolis, MN and Dallas, TX areas.

Basically anything that is relatively easily accessible to I-95, so we've seen quite a few options in Lake Worth, Del Ray, etc.

I recently was in a similar situation and had to find a couple who divorced and have them execute a quit claim deed before I could transfer the property.
