hello group, I am actually a contractor in dallas/fort worth area and help commercial clients in the insurance restoration industry, we pretty much make there insurance companies pay for new roofing, siding, etc whatever applies. 

In this case, after speaking with local real estate agents, a local appraiser, and a half dozen lenders, I think (hope) I'll get away with my err in judgement this time and procede as "by the book" as possible going forward.Regarding the insurance, everyone has stories about insurance companies trying to weasel out of their coverages.

Luckily, if you invest in Cleveland, I know a really great team who has a top sales team and a professional property management company in-house.

I did some research and their reviews are quite frankly not great (I get it, no one likes insurance companies).

I'm getting really tired of hiring ****** professionals who can't do their jobs properly. 

@Brenda B. you should really have an attorney prepare a multi-member LLC Operating Agreement (OA) and run the idea(s) you have on financial arrangements by a qualified accounting professional.

From an investor’s perspective, it is hard to overstate the importance of professional property management and its impact on an investor’s return.
