Anyone can go pick up a crap property and try to pawn it off on someone else, which is where the lack of trust comes in. 

Then we setup other investment and savings vehicles like Roth IRAs and an HSA.  30% of our take home pay was being set aside.Then we read the @Scott Trench book Set For Life and a similar article he wrote (The Simple "Secret") about capital preservation, and it blew our minds. 

I don't want to get sucked into analysis paralysis with this.I don't want to pick any random state, but then end up starting in a different state and have to deal with being a foreign entity. 

Plain and simple. 

However, they don't have any employees, and very rarely have customers stop in to pick up orders.  99% of everything is marketed online, sold, and shipped out. 

I believe with this view  investors can quickly evaluate a portfolio offering or individual deals with one simple glance.If you have or know of a similar template I would appreciate you sharing it , so we can all learn from it .
