@Brett Dudley the inspector for any buyer should catch the roof needs replacing and any other major issues, which should lead to the buyer renegotiating/lowering their offer price to cover these.

At the end of the day, I understand that you're offering is somewhat less competitive on paper if you were to charge 12% instead of 8%, but assuming cost is neutral in both scenarios, as an owner, I will always opt for the agreement that doesn't place the PM in a potential conflict of interest with the owner.

This leaves the Landlord stuck missing the rent (or deposit, depending on what you did with the last month of rent) and a tenant that failed to leave and you are one month behind on your eviction process.Best practice: do not apply the deposit to rent.

you don't need off market land. most land is listed is fine. it's a buyer's market for land in most markets which means more than a 6 month supply. practice underwriting the deals and making offers, find deals they may do owner financing, etc on.
