The numbers are though to pencil out here  for BRRRR, although the occasional property does come up.The way I was able to make my first property work was buying with a low down payment as owner occupied and added value.

Occasionally there is still some damage but with properly vetted tenants they will typically take care of it or their higher damage deposit will cover it.

Well it's pretty straight forward, if the tenant hassle is too much or the 50 yr old houses with the occasional bad waterline or drain pipe makes you see red then you need to buy higher quality, lower margin properties.As Ryan alluded to, this isn't the area you flip...buy, hold, take the dollars each month and maybe sell in ten years for a profit.Always happy to talk about Toledo real estate!
