I am not happy at all because the property was nice and am investigation option to hire a lawyer to attempt going after the tenants to seek compensation for the damages. 

Might be worth having an attorney look over your HOA rules regarding actions by your neighbors affecting your property but talk nice to your neighbors first.

I'm interested in flipping part time, with an eye to move into it full time and possibly develop Buy & Hold.
