While not building a cash flow yet from these - I feel like the loan being paid down each month and getting some natural growth in value over time will help - or at least I hope for these two.I made a ton of mistakes during these first purchases (and this is coming from someone that knew NOTHING about real estate or had any friends/family who gave me advice.)

It seems like you’re still undecided as to whether you want to join a team or operate independently and as Anthoney mentioned it can offer a lot of flexibility because of its cloud based nature.

I’d like to go for the full $50 million.For such a substantial sum, we would just pay our own expenses which naturally, would be trivial.

Do you think i should worry about cash flow in my very first property, or should i go ahead even if i break even considering i will be getting natural appreciation at a higher rate in these areas? 

I always come to a scary feeling of like what if this market isn’t right for a beginner investor/agent, what if prices are to high for me to invest with little money, and so many other questions in this nature.

Either let it sit and pay itself oft and then leverage that already favorable property to purchase others or take the income and put it towards additional investments of a similar nature.

I can't read this thread without getting caught up in the objectively tragicomic nature of its premise, that it's a good idea to buy and run a fixer triplex and run it and future fixer properties as mom and pop DIY landlords without being married.

Let them know that you fully plan to live there, but the nature of your business...
