Approaching Highschool Finishline. In need ADVICE!

I’m on my way to be a fresh high school graduate! I’m also a part-time military service member and will be gone for training from June 2020- November 2020.

I’ve always been interested in real estate due to the fact that I was exposed to house flipping at a very young age. So real estate has always been something in the back of my mind, something I wanted to pursue. After reading Rich Dad Poor Dad it opened my mind to the importance of acquiring assets. These past few months, post Rich Dad Poor Dad I’ve been studying real estate and reading real estate books such as BiggerPockets’s “The Book On Rental Property Investing”. It’s given me such a great in-depth overview of what rental property investing is and what it’s takes to succeed

I am currently an Indiana resident, in a very small beaten up town called Anderson. I’m right next to a large growing city called Indianapolis that has a market with huge potential for rental property success, it’s just so close to home. I’m currently in a household with a very toxic environment, but my eyes are still on the prize and I promised myself to become successful. To become that someone everyone says I can’t be.

I’ve been considering packing my things up after military training moving to another state, get my real estate license, become a agents,invest in my first rental property(House Hack), and even get an online degree in business. I feel like if I move somewhere new I can leave behind all the negative scenery and expose myself to new things, to blossom in a new environment. Don’t get me wrong, I don’t just want to run away from all my pain, I just want to be exposed to a new environment and experience new opportunities.

With that said...

As a new investor and agent how do I go about picking the right location for me or if this even is a good idea? I’d like to like in a place with warm year-round weather. I’ve considered places like Atlanta,Cali,Arizona,Nevada etc. I always come to a scary feeling of like what if this market isn’t right for a beginner investor/agent, what if prices are to high for me to invest with little money, and so many other questions in this nature.

What is some advice you guys would recommend to me or anyone in this type of situation. How can I set my future up for success?

I hope i didn’t prolong this, I just wanted to connect you guys with my life a bit, hopefully allowing you guys to step in my shoes a bit and to enable you to give the best advice!
