They sent out 30-day notice to vacate letters to all our tenants dated Feb 27th...so tenants are expected to be out by March 28th...even the tenants on a 1yr lease.

The property is already an STR and the current owners have bookings confirmed into July.The closing date is set for March 30th (meaning, I will then take over the property that day).The sellers have asked me to either let their pre-paid guests stay in my property (and they keep the profits)ORpay the sellers nearly $6k, in reservation fees that they would have profited if they were not selling the property.Is this common?

If the FED stays with their stance to raise FED funds rate in March and have 7 total hikes this year, I would project we would see a yield curve inversion.

The first inversion of the 10/2 was in March which historically means in the next 6-24months we will have a recession with the avg. at 16mo putting us around July, or second half of 2023.

Michigan law seems to be silent on this.Myb tenant insists that she can pay March rent on time and avoid a march late fee while she still owes February rent.

I love the idea, since I'm a well qualified borrower and can refi the property after it's tenanted and performing, and it gives me many of the effect of the BRRRR strategy.My problem is that I could likely scrape cash together to do an all-cash deal, but I wouldn't be able to do these kinds of deals at the speed I'd need to in order to reach my passive income goals within the time frame I've set for myself ($6K before March of 2021, if you're wondering).
