I'm looking for a property with an existing auto mechanic or body shop on it ready to go, through foreclosure or Mls.

Unfortunately there is no individual or specific governing body in regards to property management in NY State so there are a lot of illegal companies pretending to be property managers and there are serious consequences for operating as a property manager without being properly licensed in NY.

The key here is PASSIVE. 

Another question I have is would it be better to venture into the US real estate market as well since cap rates are just so much better and there seems to be plenty of opportunities especially in the midwest I have no issues with paying a property manager or even doing a turn key property to generate an awesome cash flow.This is my first purchase so I want to make the best choice so that I can use this income to flip to my next unit and again and again.Thanks again for the read !!

The trick would be finding the right partner, because disputes could be disastrous.Finding the right tenant is key as the wrong ones can set you back a year or more.
