How much experience do you have?

Characterizing an LLC as equivalent to fee simple real estate can only be done with single member, single asset LLCs.However, in a drop and swap scenario, the LLC would dissolve and the assets be deeded to the individual members. 

Has anyone had experience with a reverse mortgage short sale where there is an additional junior lien?

I was pretty happy with what proper provided and have had good experiences with them for other properties.  

And which parties should be involved assuming a lack of experience? 

On the plus side, once you have more experience and have a system in place you can hire an ISA to help with the initial calls so you can only talk to the 1-2 hand raisers you can find every day.
