@Tina ChauSTR's are not passive unless you have a property manager or hire an employee in-house to manage your rentals on W-2.

You can review with the senior escrow officer and then if more complicated you talk to their title examiner who is an employee and u don’t pay anymore than the prelim fee if u don’t close usually 200 bucks.

It is an interesting question if it is true that there hasn't been a spike in wages (which it seems across the country that inflation has also hit wages as companies have to pay more to hire/retain employees) and not a massive influx of jobs, you would think that just because there is higher demand due to no inventory doesn't mean a tenant has more money in their pocket to pay the rent.

In fact, we've made the mistake of renting to a few relative and friends and had problems every time where I had to evict through the courts a sister-in-law, mother-in-law, an employee of my construction company and relatives and friends always think they can use a lame excuse to pay their rent late just because you are their friend.
