You are still responsible for floors 10 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span. 

If you have cardboard you plan on throwing out after this, you don't have to do this, but be aware that you're going to get a lot of heavy, wet, tarry residue on that floor, and it's going to be nasty. 

The floor plan really does help get showings faster and I have noticed we get offers a lot faster since we started using it.

It is a SFH that was converted into a 3 Floor triplex, the utilities aren't seperate and i was wondering what the cost might be to make that happen.

On the 3rd floor the tenants will be moving out by the end of the month and it looks like a perfect place to start an Air BNB, Nice view, private walkway, 2 bedroom, kitchen etc.

A flip can take three to four months when you're doing a cosmetic flip (new kitchen, new floors, new roof...etc).As for finding a competent contractor you simply have to interview them and see who actually takes notes, is reliable, gives suggestions, makes suggestions on how to find much more cost-effective finishes and does not over-charge then they're a good contractor but that contractor already has a ton of business.
