The one thing we can control as human beings is our effort.

As @Mark Ainley indicated, it looks like that is not an issue generally - though there will be some additional hoops for you to jump through if the appraisal comes back negative.The only question is what happens if it got labeled as 1 + den and your efforts fail to get it changed.  

These exercises will help you, to narrow your focus, so you can concentrate your efforts on learning what is necessary to achieve and become successful.

I'll just say this: choose one strategy to REALLY focus your efforts on in real estate, wether its REITS, Single Families, Multi Families and dabble in the other topics.

Search for good properties in AZ seems to take some effort, patience. 

Especially when there is a bipartisan effort to change that law.

Also, a "For Rent" sign signals that the unit is empty and could make it more prone to vandalism.Do telephone screening before making the time and effort to show a property.
