So I ask why and her reply was that I ruined her trip, AND not only that but a) she found a smudge on the fridge door, and even worse, b) there was a dust bunny under one of the beds.....You can't make it up folks.....

I should have gotten rid of her a long time ago but she was actually paying every month until she tripped financially and that was the end.  

However, all the maintenance trips are costly. 

I have two young children so when they are with us on trips, having their own room to sleep in and having a kitchen is a huge plus.

As I live 30 minutes away, each 5 minute fix is an hour round trip - and my goal is to have these investments be as passive as possible.So what do I do?

First conduct a fairly brief walk through, looking closely for any signs of water leaks at ceilings in every room and closet, baseboards, around windows, under all sinks, and if accessible under tubs and toilets; check easily accessible windows for overall condition; noting any electrical or tripping hazards and other safety issues,taking photos if tenant does not object.

Thinking I may take a trip to Bogota early next year.

I went to one where we took a field trip to someone's rehab and walked the property mid construction.
