I have been driving for dollars and cold calling, and have not done a deal yet.

What I will say for lead generation is that these very much come down to building relationships as these folk in my experience don't respond super well to direct mail or cold calls. 

I get extremely irritated.Mostly because of their approach.That  STOOPID crap line with "hey I am an investor and often I come across a property that doesn't really work for us" BULLcrap.

Objective is to meet his contacts, get inside, have one of them provide the introduction and you will learn about his operations (they know his cell phone # and routine but he's not been open to cold calling so you need warm fuzzy) .

Yonkers, Tuckahoe, Bronxville all look to be extremely expensive and the further north you go, the cheaper it is.
