He of course has gone on to do other things.I have passed your program on to a few of my clients and the feedback was tough underwriting ,, and valuations.. so for me it probably depends on your particular market .. some local portfolio lenders are going to be much more aggressive than other markets.I would think the B2R target borrower is not a newbie type investor. but a older investor which has owned their portfolio for years has 50 to 500 homes and wants to pull cash and is fine with a very very low LTV loan   I could be wrong but that is my sense.I had some of my vendors  ( I do short term HML for turn key companies nationwide) and they were trying to finance AU buyers through B2R and could never get it done.

If the building owner LLC (lower tax bracket) is receiving "income" from a tenant LLC (higher tax bracket) who claims it as an "expense", then he is using this false relationship to artificially transfer the rent amount from a higher bracket taxable income to a lower bracket taxable income.I'm no accountant, but I also thought LLC's had pass-through taxation so I could be completely wrong.I don't know if he is presenting significantly misleading information though. 

Good day, I just passed my real estate license test back in October 2015.

The inspection passed, but it was interesting - in conversation, the inspector mentioned that the RRIO standards are vague, open for interpretation, and keep updating as they discover some standards are more stringent than the code requirements would have been for some properties, depending on property age. 

I made an offer, and during the inspection the agent said the house has passed and it would just be a few days.

And, that they are praying with you as you pass from this life into Heaven.
