We are dancing on one now and will see if we have new project this spring.We've been doing a little research and have some ideas borrowed from the building of veterinary clinics on how to "pet proof" a building (e.g. how to contain fluids and mess on the surface) that we plan to test out.

However, being that we are next to a gas station, they recommend Phase 2 testing to be sure.

As far as your real estate license, it will take a while to go through the education and then the testing.

This likely means it may prove difficult to test all of the plumbing.

Learn to do title searches, septic tests, Heating and AC tests, roof tests, well tests and know what the deed restrictions are and most importantly WHO ARE THE NEIGHBORS---ARE THEY ZOMBIES?. 

It would give 1 year to "test" the property.  

Hey BP,I have been lurking the forums for a while and testing my hand at evaluating properties.

I will have continue to test my theories and results, but it's a pretty safe bet.

I think it will stand the test of time and not look dated quickly.
