Today I went and looked at a Hud home the weird thing is its a four bed room home split into three units It looks like a regular house but has two doors on the right side there is also a small building on the property I talked to the realtor thats in charge of the house and he said that its a fourplex :shock: and that he had never seen anything like it before.

We have been double and triple charged for everything-I have paid my own repair guys to go fix something, and the PM goes out & fixes it too, even though we said not to fix anything anymore-then they claim it was never done by my guy-or they will charge me $100 to move a washer & dryer out of a unit, and then suddenly the tenant it was moved for does not want it anymore, and I have to pay my guy $75 to move to back out of the unit the PM moved it in to-it is so rediculous..........I could go on for hours!!!

I am very new to the country, just 7 years old and am in the real estate business for the last 2 years.Investing in fixers is a topic of interest to me but since I have never done it for myself, I am in an exploratory stage, just trying to get more info, guidance and leads on such properties in the bay area.I am a bit reluctant to look outside the state.Just sharing something- I invested in pre construction apartments in India and just doubled my money even before they are ready for possession !!

mini update*my attorney believes it might be a descriminatory practice to allow certain individuals (homeowners before 6/05) to rent and restrict it to others (homeowners after 6/05).it should be all or none. so basically we'll see what kind of deal he can swing, maybe get them to grandfather me given the circumstances of the sale. but it just blows my mind no one else who purchased after 6/05 ever complained about this. i mean, how many people would buy a condo knowing they have no flexibility to rent if the need arose??

You can get a decent 3 bedroom apartment for $750 around here.
